Here are some general common questions you may find helpful :

Should I use a Realtor when I buy or sell my home / investment property?

This is a decision that is up to you to make but we, as mortgage consultants and homeowners, recommend using a Realtor. Although you may think that their role in the process is minimal they actually help you do more than you imagine. Not only do they facilitate the process by minimizing the contact you need to have with third parties (e.g. seller, listing agent, title company) but they also are invaluable in their experience and their knowledge. As a summary, working with a Realtor is very beneficial in that they are able to :

  • Help you determine your purchasing power.
    They can help you determine how much home you can buy, how much home you can afford, with the help of your mortgage consultant.
  • Provide you with resources you don't have available as a normal consumer or home seeker.
    Not every property is publicly advertised and some listings are "pocket listings" in which other Realtors and real estate professionals only market the property through networking means. In these cases Realtors have an edge in that they are able to tap into that resource and perhaps find you a rare home or deal.
  • Provide you with objective information for the properties you like.
  • Help you negotiate.
    Sadly to say when sellers and listing agents see that you do not have a Realtor representing you they may try to take advantage of the situation because they assume you do not have the experience to negotiate a deal most beneficial to you. Having the presence and knowledge of a Realtor can really come in useful at these times.
  • Give you referrals for mortgage consultants, title companies, or inspection companies.
    The best way of finding trustworthy, competent real estate professionals is through word of mouth.
  • Keep you up to date with real estate market news, which can affect your offer or your home's sale.
  • Market and advertise your property properly.
    Just like they are able to tap into hidden resources outside of the public eye, Realtors also have more resources when it comes to marketing and advertising your home or property. Although there are tools available to consumers, home buyers, and home seekers, Realtors have a broader network to access.
  • Objectively evaluate the offers you receive when listing your property.
    Every offer is different with unique advantages and unique disadvantages. A Realtor can help you evaluate each offer to see if they fit your needs and your wants.
  • Share with you their knowledge and experience.
    Realtors specialize at their jobs and they know the ins and outs of real estate. They will be able to simplify and streamline the process in order to help you make the best decision as efficiently as possible.
